Initial consultation
Whether you have full architectural documentation or just an idea sketched on the back of a napkin, we start from wherever you are. There is no preparation required for this first conversation.
We meet on site or at our office, walk through your goals, your block, your budget, and what success looks like for you. By the end of this session we will both know if there is a fit.
Indicative cost plan
Using in-house algorithms developed from over a decade of real project data, we produce a real number — not a ballpark, not a range. It is reviewed with you in our office so you can see how each line item is built up.
If the number lines up with your expectations we move forward. If it does not, we will tell you why and what would need to change.
Tender stage
Full trade coverage. We engage every trade required for your specific build, obtain detailed quotes, and prepare a comprehensive tender document. Internally reviewed before it is issued to you so you do not see anything that has not been pressure-tested.
The tender becomes a permanent reference in your contract. Every inclusion and allowance is documented.
Fixed-price contract construction
What we quote is what you pay. No mid-build variations. No surprises when the slab goes down. No phone calls asking for another $40,000 because the framing took longer than expected.
Through construction you have a single point of contact, regular site walkthroughs, and a dedicated portal where every document, change, and decision is logged.
Handover
A home that matches what we committed to at the start. Every time. Final walkthrough is unhurried — we work through any items on the spot, sign off the documentation together, and hand over the keys.
Defects period and warranty coverage continue beyond handover. Most of our clients still call us years later for advice on what their next project should look like.
