Project Mortimer is a high-end contemporary knockdown rebuild located in Heidelberg, Victoria. Drafted by Mont Eltham Drafting and brought to life by Ryan Developments, with interior design cohesion delivered by Tomorrow Living & Co, this architecturally designed family home is a standout on its street — defined by distinguished quality, definitive street appeal, and sweeping views of The Dandenongs.

Constructed on a steeply sloping block, the project demanded precision at every stage, from major excavation works through to flawless interior finishes. The result is a home purpose-built to elevate the everyday lives of its owners.

Client Brief

The client's brief centred on creating a family home that was as functional as it was striking - one designed to grow with them and hold its value long into the future.

Key objectives included:

  • An uplifting facade to arrive home to each day
  • Dual living zones - a teenage retreat downstairs and a dedicated parents zone upstairs - to suit their lifestyle and evolving needs
  • Durable, high-quality products and finishes throughout
  • A build quality designed to uphold for years to come, with future resale value considered from the pre-design phase

Ryan Developments worked closely with the clients, draftsman, and interior designer from the earliest stages to ensure the brief aligned with buildability, site conditions, and long-term liveability.

Challenges

Given the nature of the site and the ambition of the design, the project presented a number of meaningful complexities:

  • Constructing on a steep sloping block requiring major excavation and precise site levelling
  • Engineering an intricate front facade that required structural solutions to realise the design intent
  • Ensuring optimal natural light flooded the home while achieving flawless interior finishes throughout
  • Coordinating an independent pool company alongside the broader construction program
  • Managing site access, which could have significantly impacted build timelines

Our Solutions

Ryan Developments applied clear communication, proactive planning, and trusted trade partnerships to navigate every challenge with confidence.

Our approach included:

  • Partnering with Accurate Earthworks and Blue Dog Cranes to complete a precise site cut and level, aligned directly with the street entry
  • Engaging Castagna Steel to resolve the front facade engineering, providing alternative on-site solutions that kept the project moving forward
  • Directing Christou Industries to deliver exacting plastering and painting standards, ensuring every interior finish was completely flawless
  • Establishing transparent, open communication with the independent pool company to maintain alignment throughout the build
  • Leveraging the generosity of neighbouring properties to secure alternative site access - keeping trades on schedule and minimising disruption

  • External cladding/facade: Adbri Masonry Bricks, Unitex Tanami Render, Decowood Batten Cladding, Colorbond Shroud, Blackbutt Front Door, Travertine Pompeii Exterior Tile Pavers
  • Roofing: Colorbond Surfmist (installed by DGH Roofing)
  • Windows: Rylock in Monument colour
  • Flooring: Quick-Step Blackbutt Engineered Flooring
  • Joinery & Cabinetry: Two-pack Antique White USA and Dulux White Duck with Perla Venata Engineered Stone by Stone Ambassador, installed by IL Building Services
  • Heating/Cooling: Electric fireplace installed by NatGas
  • Landscaping: Low-maintenance, high-impact design by Sam Gatt Landscaping
  • Pool: Fibreglass cement pool by independent supplier
